First Property Sale at Alameda Point Results in New Malt House and Brewery

 

On July 3, 2017, the City of Alameda successfully sold the first property for private development at Alameda Point for a new malt house, Admiral Maltings, and brewery, Almanac Beer Company. Building 91, a 50,000 square-foot building on a 2.2-acre parcel on W Tower Avenue, was constructed in 1944 and transformed into a beautifully restored commercial building by the developer, AP Building 91, LLC. The proceeds from the sale will be used to jump-start much needed new infrastructure at Alameda Point.

 

“This is a historical moment for Alameda Point and represents the start of creating long-term jobs, amenities, and infrastructure at the former base,” stated City Manager Jill Keimach.

 

Admiral Maltings, co-founded by ThirstyBear Organic Brewing’s Ron Silberstein and Magnolia Brewing Company owner Dave McLean, will produce premium malts for craft brewers and distillers at a floor malting facility that is currently under construction. Malt is the grain used to brew beer but until now has not been a specialty product. Admiral Malting is breaking new ground by being the first micro-maltster in California. When complete, the malting facility will also include a tasting room called The Rake, featuring beers that use their malts.

 

Almanac Beer Company, founded in 2010 by Jesse Friedman and Damian Fagan and currently located in San Francisco, produces craft beers with a barrel aging and farm-to table brewing approach. In the next year, the warehouse will include an outdoor seating area and patio. Both businesses are anticipated to open later this fall.

 

Following the closure of Naval Air Station Alameda in 1997, the United States Navy in recent years has transferred over 500 acres of property at Alameda Point to the City of Alameda. The City then put planning documents into place and divided the land into cohesive parcels that allow the City to sell and develop them for new residences, businesses, and jobs. The City is also in partnership with a developer, Alameda Point Partners, to develop 68 acres of land at the gateway to Alameda Point, including 800 housing units, 600,000 square feet of commercial space, and close to 15 acres of parks.
